Services

Curtis Management implements the team management system. This means that not only will your specific manager be versed in what is going on in the community but other members of our staff are cross trained. Ultimately, Jim Reid - Owner of Curtis Management supervises and keeps abreast of community activities.

Startup Fee: CMC has no start up fee when first engaged as your managing agent. CMC derives its compensation for the service it renders to the community through its management fee.

Vendor Services: We do not mark up any service vendors’ invoice. You are assured of paying only what has been legitimately billed to the association for service rendered.

Communication: We have adequate phone service with the availability of e-mail for Board Members, and cell phone communications when needed.

Community Management: As part of our management service, we attend Bi-monthly board meeting. Your assigned community manager / team leader will visit the community at a minimum of 1 time per week for the purpose of deed restriction enforcement and to inspect the quality of work provided by the service vendors to the community. Additionally, if there are emergencies such as fire or flood or natural disasters, an agent will respond as soon as possible.

Collection Actions: The Board may wish to engage outside legal counsel for collection services. However, CMC can, and regularly does, perform these services up to and including obtaining Civil Judgments at lower costs to the Association and the owner who ultimately is responsible for the costs of all collection actions.

Financial Services: CMC uses Mutual of Omaha Bank for their financial services. They have a separate division devoted specifically to Community Association Banking. They provide lock box service at no charge to the community. They also make available to each owner the availability of having their personal checking account debited each month to facilitate payment of assessments. This is also a “No Charge Service to the Association or Homeowner”.

HOA Finances: Each manager at CMC has knowledge of the financial workings of each community. However, it is not generally the responsibility of the manager to have an extensive background in financial management. That is what Curtis Management’s Accounting Staff takes care of under the supervision of its lead accounting person. When needed, and at CMC’s expense we engage a CPA who is knowledgeable of HOA’s to assist us when necessary, and he is on call for that service.

Debt Collection: Curtis Management is able to provide in house debt collection services to the community.

Legal Council: Curtis Management does not have in house council, as that is not cost effective. However we have excellent relationships with many legal offices which specialize in Community Association Law.

CMC during the sale process: Curtis Management charges a transfer fee. This fee is generated when an owner sells their home. It is required due to the myriad of phone calls and fax inquiries from Realtors, finance companies, prospective buyers and anyone else who has the need to know specific information about the property. In addition there is a resale statement fee which compensates CMC for providing all of the information required by State Law. It covers postage, envelopes, copy costs, clerical time and additional required E & O insurance for CMC just to name a few.
